We build financial models grounded in real market data: ADRs, RevPAR, occupancy rates, price per square meter, absorption velocity, and current construction costs for each specific destination. We analyze the local hotel and residential market—existing supply, development pipeline, comparable transactions, and competitive positioning—to validate or sharpen the investment thesis before capital goes to work. The model is a live tool: we use it to structure equity splits, evaluate the net impact of a hotel brand on project IRR, stress-test financing scenarios, and defend assumptions in front of investors.

Full regulatory package: land use, environmental impact, construction, operations, federal maritime zone concessions, CONAGUA water rights, public registry filings, and municipal, state, and federal authorizations. We maintain direct relationships with the relevant authorities and track every permit’s status on an ongoing basis.

Operator selection, evaluation, and negotiation. We draft and negotiate Hotel Management Agreements, Technical Services Agreements, Trademark License Agreements, and the full suite of branded residence documents: Residential Suite Management & Licensing Agreements, Rental Trust & Licensing Agreements, rental pool programs, and condominium bylaws. Direct negotiating experience with Rosewood, One&Only, Four Seasons, Accor, Banyan Tree, Fairmont, Hyatt, and Six Senses.

Legal and administrative oversight of construction: production of construction contracts, professional services, supply and installation, design and supervision agreements. Insurance and surety bond procurement and tracking, labor compliance, and safety protocols. Claims management, contingency handling, administrative closeout, and dispute resolution.
